Step-by-step guide
1. Profile & account security
On the Edit Profile screen, enter your name, telephone number, email, city, and country. Protect your account with a strong, unique password and enable any available biometric login. Do not share your credentials—you remain responsible for all activity under your profile.
2. Adding a property & amortization tracking
Open the property interface, choose Add Property, and give it a name. Enter the original purchase price. If you collected rent before using the app, you can add it in the optional Historical Collections field; this is combined with your active rent logs to estimate the amortization period. The amortization estimate is a simplified projection and is not official financial advice—it does not account for inflation, taxes, or depreciation.
3. Tenants & lease documents
Assign a tenant to a property by entering their details, the monthly rent, and any deposit. Before entering tenant information or uploading lease files, provide the tenant with the required privacy disclosures and obtain their explicit consent. As the landlord you act as the Data Controller and are responsible for lawful data entry.
4. Expenses & rent setoffs
Track property expenses—taxes, maintenance, renovations, insurance—using Add Expense. You can classify a payment as cash paid or as a setoff from rent. If you set an expense off against rent, ensure it complies with your local laws; the Developer is not a party to financial or legal arrangements between you and your tenant.
5. Notifications & late-payment alerts
Configure reminders and late-payment alerts under Notification Preferences. Keep any overdue alert confidential—sharing a tenant's debt status publicly may violate privacy laws. Such information should only be discussed directly with the tenant.
6. Disposal, archiving & account management
When a property is sold, record the sale price and date using Sell & Archive; the app shows a summary including appreciation, total rental income, logged expenses, and net gain, then moves the records to your archive. You can download a full copy of your data in JSON at any time via Export My Data in Settings. If you choose to close your account, use Delete Account in Settings; deletion is scheduled with a 30-day grace period and can be cancelled simply by signing in again.

How does the app calculate the amortization period, and can I use it for official tax or investment filings?
The app estimates the amortization period from the purchase price, any historical collections, your active rent logs, and the current monthly rent. It is a simplified simulation intended only for personal planning and does not account for inflation, shifting tax brackets, depreciation, or rent-control caps. It is not official financial, legal, or tax advice, and should not be used for filings.
Are there legal risks to entering tenant names, contact details, and lease agreements?
Yes—entering third-party details carries legal responsibility. Under privacy laws such as GDPR and CPRA, the landlord acts as the Data Controller for all tenant and guarantor details, and the Developer acts strictly as a Data Processor. Before uploading tenant details or lease files, provide the tenant with the required privacy notices and obtain their explicit consent. The landlord is solely responsible for unauthorized data entry.
Can I share a late-payment notification or a tenant's debt status with other owners or in public groups?
No. Late-payment notifications and tenant debt statuses must not be shared publicly. Disclosing a tenant's financial delinquency to third parties—in group chats, on bulletin boards, or with other owners—may be unlawful. This information must remain strictly confidential between landlord and tenant.
Who is responsible for securing exported JSON files?
Once you use Export My Data to download your records, you are solely responsible for securing that file. We recommend storing exports in a safe, access-controlled location.
How do I cancel or change my subscription?
Subscriptions are managed by Apple (App Store) or Google (Play). You can view, change, or cancel a plan from your device's subscription settings. A free trial is available for new accounts; trial eligibility is tracked to prevent repeated abuse.
